Why are you buying this property?We wish to replicate our current success by managing other luxury properties, either on a rent-to-rent basis, lease option or through purchasing.

What makes this property ideal for investment?This gated 5-bedroom detached property is perfectly located between London and Stansted airport with easy access to London via the M11 or Stansted Express train into Liverpool Street. The Covid-19 pandemic has many people looking to country homes away from the city centres, making this an ideal investment. Will I be required to co-manage the property as an investor?No. Unless you want to. Once you have invested with us, there will be no work required from your side as we take care of everything from creating lush high end interiors, marketing the property, through to the full daily guest management, cleaning and maintenance. You won’t need to lift a finger.

At which stage is the project now?We are currently in the midst of furnishing and designing the interior of the property. You can see our work in progress in the pictures towards the bottom of this page. As our interior design process is ongoing, some of the pictures will look a little bare for this reason, so please bear with us.

What is the required capital and what will it be used for?Your capital will be used towards the purchase of the property and preparing it for serviced accomodation. We have reserved the property and agreed a purchase pice of between £1.1 and £1.2M. We will need to raise a total of £450,000 to co-purchase the property with you, using a BTL mortgage. Depending on the LTV, £220,000-£275,000 of this is needed to cover the downpayment of the mortgage, with the remaining capital being used to pay for the stamp duty, property fittings and contingency. It is worth noting that around £25,000 has already been invested by us into preparing the property for serviced accomodation.

How soon do you need the capital?As soon as possible. Ideally before the stamp duty holiday ends at the end of March 2021.

What guarantees my interest in the property?We understand that this is of paramount importance and we have been looking at various ways to guarantee your investment. The most likely scenario would be to use a company/SPV, with both you and us as shareholders, and have the company buy the property. For this exact purpose, we have already gone ahead and recently set up an SPV "Meadowsweet Property Holding Ltd". We are open to discuss other structures too.
